Are you an "Armchair Realtor?"

Spring is here, and what better time to present a new idea. This concept is still in the embryo, but I wanted to get some feedback on it:

DailyStats.ca was a cutting-edge idea when it started. Can you imagine going without it now? Something that didn't exist two years ago is now a part of so many Calgarian's daily lives. Now I want to try something even more revolutionary. I'd like to get all my bloggers involved in the evaluation process of a new listing, then follow the entire process through to its conclusion. I am confident the response from you would be good.  What I require is a seller who is willing to go through this exercise and make the process public.

What are the benefits to the seller? An incredible amount of exposure and publicity for your property. I think it would be an excellent  feedback forum for the seller, and perhaps it would reveal some factors which they may not have considered, both positive and negative.

If you have a house which you are just about ready to put on the market, give this some consideration. In the mean time, I'd like all of you to give me your ideas. What are your thoughts? If I give you the details of a prospective listing, including comparable sales, will you tell me what you think it's worth? The pros and cons of the property? Poke holes in my evaluation?

My wish list would be for a home in the inner city, or not too far out. Perhaps it could evolve into a monthly feature on here. It's one thing to think you know the market, but another when you see the final sales price.

Bob, this sounds like a great idea. I can see a seller getting incredible media exposure from this simply because nobody's ever done anything so avant-garde before.

Lord knows there are enough armchair realtors out there to give you their opinions. I think it would be a humbling experience for a lot of them. I have no doubts that you'd get a lot of input from people.

I could see this being a fabulous way for someone with a "hard-to-sell" property getting the straight goods from people.

I'm a first-time poster but I've been a follower of this excellent website for a long time. Your "what's new" always has such great tidbits of info. Good luck with this new concept. I hope some seller out there sees the benefit of trying this.

It is currently rented out for 1779/month. Last month a realtor who tried to get my business promised to sell it for 349k, which I don't believe would be realistic, or would sell quick enough. My situation is I don't have to sell, as it generates positive cash flow for me every month, but I would be happy if it sells so that I can take out the  money and invest in something else. Yet I don't want it sits in the market for too long. The opportunity cost for me is $1,779 a month. It is an inner city property. If you fell interested, please let  me know what we need to do to be angaged.

You're gonna have tons of people coming to this website when word gets out about this feature. To let them see the scenario of a house sale from beginning to end. Wow! I think the pricing process will be the most interesting.

I think this is a great idea for both the seller and for Realtors for numerous reasons.

- It will be nice for the public to see the trials and tribulations of selling a property.

- You'll get a chance to fully expose the property in a unique way.

- As well show, due to contrary belief from the skeptics out there that all Realtors do is put the name on the sign an collect a commission check, there is a long hard work process involved.
