Help me price this new listing
Let's all have a go at pricing this property in Renfrew which will be listed shortly. The location is excellent, on St George's Hill, just above Bridgeland on Child Av NE. Great views, and it backs onto green space.
It's a one-and-one-half storey with 1300 sq ft above grade, total of 1676 sq ft developed. Basement is partially developed with a family room and bathroom. 2 bedrooms up and 1 on the main floor. Bathroom on each floor.
The house was built in 1936 and completely remodelled in 1986 when the main floor was enlarged and the top floor was added. It has been well-maintained and is in very nice condition, with recent paint.
It's a short walk to a playground, off-leash area, LRT, zoo, and the shops and restaurants of Bridgeland. Tom Campbell Hill is a half-block away, so you get a good view of the Stampede fireworks.
When you step out the gate of your large fenced yard, you're on the city's bike path system. Great for a commuter who wants to avoid using their car.
It was purchased by the present owners in Nov 2004 for $294,000.(Since Nov 2004, SFH home prices have risen 62%).

Feb 2009: Sold price $372,000. Renfrew. 1163 sq ft, 1 1/2 storey, 3 bedroom, 1 bath, unfinished basement, double garage, updated kitchen and bath, located on busy street, no views, no adjoining green space, built in 1950. How would you adjust the price for things such as the busy street, no view, no adjoining green space, unfinished basement, 1 bath, double garage?
June 2008: Sold price $460,000 Renfrew. This sale happened 9 months ago, but it was a half-block away. Prices have dropped 8% since. 1333 sq ft., 1 1/2 storey, 3 bedroom, 3 bath, developed basement, double garage, updated kitchen, views, built in 1950, occupied by 2 tenants.
An interesting side note: When sold in 2004, the sq ft of the house I am listing was reported 9% smaller than it really is. The sq ft above grade is 1301. On the previous listing it was 1194. Even the city assessment says it is only 1201 sq ft. It 's important to verify measurements or you could get sued.
